What is a rear dormer loft conversion?

 

A dormer loft conversion, particularly common in the UK, typically involves extending vertically from the rear wall of the property by removing the existing sloped roof at the back. In some cases, the dormer is built directly above the back wall, while in others, it may be slightly set back to comply with local guidelines. Though often called “flat,” the dormer roof has a slight slope to allow rainwater drainage, and the interior ceilings are completely level.

A dormer conversion can turn a small attic into a bright and spacious area suitable for a bedroom, bathroom, or an airy office. With the option to add Velux windows on the opposite side of the dormer, natural light can flow generously into the new space. Exterior finish options

 

The exterior of a dormer extension can be customized with materials such as brick, tile, slate, render, or cladding. If you select tile or slate, the specific material will be chosen on-site to ensure it matches the existing roof. For rendered finishes, our skilled plasterers can create designs that complement your current look. If brick is preferred, it will be matched to your existing brickwork. Other features, like fascias, soffits, gutters, and windows, will be coordinated with the original finishes, making the dormer blend seamlessly with the existing structure.

Do you need planning permission?

 

If your property qualifies for permitted development rights, a Certificate of Lawfulness allows you to proceed with a dormer conversion as long as council guidelines are followed. If not, planning permission is required, and work can only begin once approval is granted, typically within eight weeks after validation. We’ll determine the necessary permissions for your project and handle the application process to ensure proper approval.
