L Shaped- Rear Dormer Conversion
What is an L-Shaped Dormer Conversion?
An L-shaped dormer conversion combines both a rear dormer and a side dormer, creating a spacious and unique loft area. This design extends from the existing roof structure, resulting in an L-shaped footprint. It significantly increases usable space, often allowing for multiple rooms, such as bedrooms or a bathroom. This type of conversion is particularly popular for larger properties, as it maximizes the available space while enhancing the overall appearance of the home.
Benefits of an L-Shaped Dormer Conversion
One of the main advantages of an L-shaped dormer conversion is the substantial increase in living space. By incorporating both rear and side dormers, you can create a highly functional area that can accommodate various needs, such as additional bedrooms, an office, or even a playroom. This conversion type also allows for better natural light, thanks to the increased number of windows, making the new space bright and inviting.
Can any house have an L-Shaped Dormer Conversion?
L-shaped dormer conversions are most suitable for semi-detached and detached homes, as they require sufficient roof space to accommodate the design. They are less common in mid-terraced properties due to their unique roof structures. However, if your home has enough space, this conversion can be an excellent way to enhance its functionality and aesthetic appeal.
Exterior Finish Options
The exterior of an L-shaped dormer conversion can be finished in various materials, including tiles, slates, render, or cladding. If you choose tiles or slates, the specific type will be selected on-site to ensure a close match to your existing roof. For rendered finishes, our expert plasterers can create various designs that complement the current look of your home. If brick is your choice, it will be matched to the existing brickwork. Additional external features like fascias, soffits, gutters, and windows will also be coordinated with the existing materials to ensure the L-shaped dormer blends seamlessly with the original property.
Will you need planning permission?
If your property has permitted development rights, you can proceed with an L-shaped dormer conversion under a Certificate of Lawfulness. This certificate allows you to start work without waiting for application approval, as long as you stay within council guidelines.
If you don’t have permitted development rights, you will need to apply for planning permission before beginning any work. Construction cannot commence until permission is granted, and the council typically makes a decision within eight weeks of validating your application.
At Domenech Design we will identify the necessary permissions and handle the submission of relevant applications to ensure you receive the appropriate approvals for your L-shaped dormer conversion project.
