Do I need Planning Permission for a Rear Extension?

A rear extension can be a great way to add extra space to your home, whether for a new kitchen, a larger living room, or a new playroom for the kids. However, before you start planning your extension, it’s important to consider whether you need planning permission.

In general, if your extension meets certain criteria, you may be able to build it without planning permission. These criteria include:

  • The extension is no more than 3 metres deep for a semi-detached or terraced house, or 4 metres deep for a detached house.

  • The extension does not extend beyond the rear wall of the original house by more than 3 metres for a semi-detached or terraced house, or 4 metres for a detached house.

  • The extension does not exceed 4 metres in height.

  • The extension does not cover more than half the area of the property’s outdoor space.

However, if your extension does not meet these criteria, or if you live in a conservation area or a listed building, you will likely need planning permission. Additionally, even if your extension meets all the criteria, it’s still a good idea to check with your local council to ensure you don’t need planning permission.
